Here is the deal. Short sale can be very rewarding if you purchase them at the right price. The only thing is, that in todays market, you can buy a home that needs less work that is not a short sale at a good price. Beware of homes that have been sitting for a year or more. Some homes may have been vacant without power and may have had pipes freeze. A great deal of short sales may have more wrong with them than a home inspection may show. I am not trying to scare you away from short sales. Just make sure that you have a good Realtor that can help protect your investment in a home.

A licensed realtor will be able to help you find properties that are being offered for short sale. Please keep in mind that the average time length right now from onset to completion is 5 months on a short sale and while an agent experienced with the process and the paperwork can originate the offer to the bank at a quicker pace, the actual wait time is due to the large volume of short sales, foreclosures, and subsequent REO sales that the banks are now dealing with. A diligent agent will have to stay on top of every step in the process and make sure that the packet is submitted in it's entirety. There will be many phone calls and many hours spent on those calls, so be patient. There are some great deals to be had, but there is also some risk (the home remains on the market and the bank continues to review offers until one is accepted and bottom lined). Make sure that your agent has done a comparable market analysis to determine fair market value before you write any offer. With the drop in property values and the lack of equity, some of the prices of homes being offered for short sale are not far off from those being offered for re-sale by the owners. Definately call a REALTOR. You will not have to pay them (the bank's agent will) and they can save you thousands of dollars and countless hours of searching. Plus they will pull together an offer with you. When making the offer it is very important you have all your ducks in a row, or the bank won't even look at it. Find a buyer's agent with short sale experience. Purchasing a short sale is very different and with a good offer you can reduce wait times or heartache. They will also give you referrals for attornies and inspectors.
