Does Shea Home Builder negotiate prices, incentives etc?

I am looking at some of their spur crossing homes and I am interested in realtors who specialize in negotiations with new home builders...

1. Base price negotiation
2. Incentives negotiation
3. Lot premium negotiation
4. Upgrades negotiation

So? did you have any luck negotiating the purchase price with Shea?

Myself I couldn`t get a dime out of them on new construction. Never tried on a spec, however they build a great house, and the service is outstanding.

You will get what you pay for.

I am looking to build a new home at either of these locations, they do not have any specs at Shea...

old stone ranch - copper hills
old stone ranch - spur crossings

The Picasso model, that I am interested is around 271,000 base price...

If there is a realtor here that has negotiated successfully with Shea homes before please do get back to me at do2dont2000@yahoo.com. I would like atleast one reference who can vouch that you negotiated the price/incentives with Shea homes, others please excuse.

Do2dont2000,

I have to ask a question of you for clarification: Are you wanting to build a home, or purchase a spec (home already finished and in the builder's inventory) ?
If the home is already built, your Realtor can help you work up an effective price / value figure. Then, you offer an amount you are comfortable with.
Of course, If the home is to be built, you approach the situation differently.

FIRST ANSWER

Interesting! Most builders dont move off a price much unless they are having a hard time selling inventory! I have sold of number of new builds and they do not move much however they may depending on inventory! Inventory is going down in spec home and resales! There are a lot of buyers taking the chance to purchase with the significantly lower prices interest and some insentives.
