Hi...my husband and I are moving into the Dallas area and must find a home. We have less than perfect credit due to a poultry farm business that wasn't making money. We have money to put down, but wondered if we would qualify for a loan or if there were any seller financed homes that we could purchase.
HI, i was in your shoes a few months ago, In the Dallas area you can find seller financing . I have a beautiful home but .....and there is always a but! please have your deal scrutinized by your own attorney. We had a turbulent couple of months recently and the mortgage defaulted, we could not get the lender to negotiate a solution with us and boy did we try. Traditonal lenders will try to work something out with you. Basically my lender is after more money, we have totally renevated the home and he knows that he can get more money out it. So we are now in bankruptcy court. Make sure you cover the unexpected, life can throw you some curves, in our case it was temporary but the lender was not understanding of that.

There are definitely Owner Financed Properties available in Dallas. The Owner finance program is designed to help those with less than perfect credit purchase a home. In an owner finance deal, buyer and seller contract for the sale of the property subject to bank approval. Sometimes called a “silent assumption” the sale is completely legal and title is transferred. As long as you put MORE than 5% down (preferably 10%) you're considered to be less risky and title is usually transferred immediately upon closing.

Blia, I agree with the below postings about finding a good loan officer/mortgage broker to review your options with you. You can go the route of owner financing or lease purchase but there are costs associated that you really need to be aware of like higher interest rates and condition of the property..

the best thing is just to talk to a professional to look at exactly how your credit shows up on the bureaus which is what matters. their is owner financing options available in the area and normally they will want 5 to 10% down.

As you probably know, if your credit is not perfect your lending rate, regardless of a seller or a lending institution, will be higher than average.
Another option is to rent with the option to buy.
I suggest you find a local mortgage professional and schedule some time to talk. Once a professional has reviewed your entire profile, they can make an informed suggestion. For example, it may be that you cannot get a loan at the moment, but with the help of a professional, be in a situiation to buy in the near future.
