currently working on obtaining comps - but she's indicated it will be somewhat difficult due to a) acreage; b) custom-home, and c) disparity of homes/pricing in Hidden Oaks subdivision. I'd be interested if listing price seems high/low/spot-on. Am also curious how long home has been on the market (we know it was listed, taken off for a few upgrades, then relisted) - I'm looking for total time on market at all pricing levels. MLS # 11025984. Your buyer's agent is correct. Aubrey, Oak Point, Cross Roads can all be tough comps. Homes are very, very different and must be taken on their own merit. Trust your agent.
Since you are working with a buyer's agent, therefore are represented, it would be unethical for any of us to interfere in your relationship. You seem to be asking the right questions. Your agent should be able to answer all of them as well as get you info on how much the current owners purchased it for and owe on it currently. Nice area with great school district.
