SFR in Belmont, San Carlos, San Mateo

Hi,
I recently moved from Sacramento and am looking to buy a 3bd/2ba SFR in Belmont, San Carlos, San Mateo. I like to stay below 500k but am not familiar with the average price, neighborhoods and schools in these towns. I work off of Montague Expwy with flexible working hours.

Browsing online, I saw some homes on the east side of 101 in these towns as well.
I drove through these towns and like the small-town feel of it even if the home is slightly older.

Any advice will be of immense help.

Hi DJ,
There are a total of 15 homes on the active status in the MLS right now. All are in San Mateo, the least expensive property in Belmont is $565k and $625 for San Carlos. I next question that I would need to ask is "Are you looking for a fixer upper?" If move in ready is a requirement than a Condo would be a better idea.
Below is a link to a list of all the properties in San Mateo that are priced between $399k &$520k. 4 of those are regular sales, 4 are Bank Owned(REO's) and the other 7 are Short sale.

Congrats on deciding to buy a home, DJ. If you feel like you have lived her long enough to know the areas where you will be comfortable purchasing a home in the areas you mentioned, you need to find an agent that you are comfortable with who can help you find both homes that are currently on the market, as well as network with other agents in the area who can share information about homes coming on the market or pocket listings because your price point is extrely competitive right now.

San Mateo will most likely be the city of the 3 you mentioned where you may have a chance to purchase a 3 bed/ 2 bath because the homes in Belmont and San Carlos are more expensive. A 2-3 bed/ 1 bath is more likey to be found in San Carlos and Belmont.
