Rising Resale/ short sale trends in windemere?

Noticing the trend in windemere community in San Ramon,there are lot of resale properties as well as short sale houses coming up recently, what could be the reason for rising resale properties, including the short sales??

I think the reason is the Builders...in Windemere, you are able to purchase homes for investment during the peak...so they had so many people bought houses for investment and now they foreclose or short sales..
in Gale Ranch, with Shapell, you are not able to buy house for investment..only primary homes that is why we don't see too many foreclose..and Windemere does not have any HOA...usually community w/o HOA will not look that good in the future....

The reason of the number of short sales and foreclosures in Windemere is simple. The bulk of the homes were sold during the peak years of the housing bubble. The community started selling just as the market started moving up around 2000. The remnants of the last bubble were erased and prices were at the lows in the last trough. Until late last year (October) homes in Windermere were holding a bulk of their value since San Ramon is considered a high demand area.

At that time high-end finacning collapsed and the bubble burst. Once the foreclosure and short sale inventory is gone, that area should recover nicely since $200 per square foot is close to retail construction cost out there. It also happedn sot be where the higher homes are selling..

That's indeed an interesting aspect of Windemere market. One of the realtors told me people now prefer west San Ramon (other side of 680) - better community feel in that area, more stable, folks are more social and actually talk to each other.

Some just get fed up with the commute, and possibly the higher property taxes.

I am talking in general, I see one or two new listings every other day , I assume ppl are selling houses just after 2-3 years of purchase.. any reason ??
