Presently, there are more "As Is" properties then there are foreclosure properties in Galveston. Most foreclosures have been neglected and need repairs anyway. I can assist you with any type property including HUD properties and would look forward to the opportunity.

These cities may clook close together on a map but they are about an hour or more apart and you want an agent that knows the specific area you will be buying. Pat, If you do think you are going to have to go over the 100,000 mark you need to get with a qualified Realtor now. and Have them tell you which homes you can look at and have you pre approved for the type of funds you will need for the others. I will be happy to set you up with one. With the Century 21 Referral Service - CGRN - if you are not happy with the agent you are placed with - I can have them replaced- even if they have had you sign a Buyers Representation.

i use a Texas based service call FLSOnline for realtors. I agree with the other post, caution is wise with the other online services. Even before i became a realtor i tried using some of these on-line services and honestly, and i am not saying because i am a realtor, the best results were from my realtor when i was looking to narrow down the list, like you want.
Your realtor should be able to do a search using criteria: HUD, REO, Foreclosure etc. to search for homes. If you know a realtor ask them who the best foreclosure agent is for this area. get a referral. Good luck and happy hunting.

Be careful with some of the sites that advertise foreclosure information. Some of these homes or not in foreclosure yet, are not for sale yet an so forth. They are homes that may be available in the next year. Now some Realtors that deal with a lot or HUD acquired homes or REO ( Bank foreclosures) will be aware of homes a few weeks before they become available but otherwise you want to stick with what is on the MLS, The HUS list or on an Auction list. And you want to deal with a Realtor on Auction properties, not all are free and clear. I have a site on my Web sit that List the HUD Owned Properties and I will be happy to help you find an agent there is a list for agents, but I will be happy to find you one that know the correct bid process if you choose an area. I am too for from Galveston to check out a property there for you.
