On a side note, I completely agree w/ Kenya and others that it's imperative that you obtain your own representation. I have also read your previous posts and am shocked that you don't have your own agent answering these questions. As licensed agents, we're limited on the advice we're allowed to give you on Trulia; to get accurate answers to the questions you've posted, you need your own agent who will exercise his/her fiduciary obligation to represent you, be honest with you and put your interests first. You seem wary of some/most agents, but don't you realize that you're making yourself even MORE vulnerable by writing offers with Listing Agents? And I can tell you that NONE of my clients are ever left in the dark to decipher addendums, figure out nuances between deeds, seek out correct definitions and double check explanations on a public forum. I don't mean to sound harsh; I'm just posting this out of concern and I sincerely wish you the best.

I am a first time buyer searching for a home in a competitive area. I have been actively looking to buy a starter home since March 2009. When I first started my home search, I used an agent to represents me. I have submitted a bunch of offers with 20% down financing through the agent with no result. In fact, majority of my offers were ignored or outbid. Personally, I think some of the agents don't really look after the buyer interests anyways because their earnings are based on a closed sale. Some agents, sometimes, would even pressure the buyers into a sale. I definitely experienced and heard of such practices.
I started using the listing agent early this year with great success. In fact, I witnessed one of my friends bought a house with the listing agent. If my friend didn't used the listing agent, she probably won't have gotten the house. When I used the listing agent myself, all of my offers were accepted on the house.
I asked a lot of questions because I want to cross reference between my agent and other information. I don't want to be depended solely on what my agent told me. This is one of reasons why I spend time reading these real estate message boards because they are very educational.

I'm curious,I noticed that you have asked a lot of questions over the past few days and in your first post,you mentioned using the listing agent to write your offer.
Why do you distrust your agent so much,shouldn't that agent be able to answer your questions?Even though they are working for the seller as well,they did take on the job of representing you.
Also,why did you not seek out representation to look out for your best interest? Do you regret your choice?
I do not mean to offend,but for my own practice I'd like to know.

That's their job to steer & advise you tof great vendors. Unless you are not working with an agent which doesn't make any sense for a home buyer as seller pays commission. And by the way....what's up with all the "Home Buyers" on Trulia writing in questions that should be answered by their agents? THIS is why every home buyer needs a buyer's agent! For some reason many home buyers think they'll do better going commando...and negotiating their own deals, navigating laborious real estate contracts on their own. Yikes! We're here, use us! Why go it alone, when you can have top notch representation that is only compensated after you are happily ensconced in your perfect home!? "Get thee to an agency: why wouldst thou dare to brave the harsh world of sellers without representation?" (Shakespeare, please forgive me...!).
