Monica, Both Buyer and Seller in Minnesota

Rent? CD? how do i get into the house i "want"... checking the market and ideas...

how do i if possible get into a home currenlty listed around 800-999.000, i can afford a payment of and around 3500-4500 p mth, i pre Q for est 450.000, i also own a home valued around 250.000 ?
is there options ? are sellers open to work with buyers ? thank you for any help ideas or opinions ...

Hi Monica,

Some sellers are open to contract for deed or lease to own options, however, in this price range, we have seen most wanting a healthy down payment of 10-20% for a contract for deed, you may be able to find someone willing to do less with a lease option, but again it depends on the sellers situation and all terms involved with the transaction (are you selling/leasing current property, etc). We have helped buyers and sellers in these types of situations this year, but each and every one of them is unique. If you're interested in discussing yours, feel free to contact us. Hi Monica,

It depends on the situation of the seller. Most sellers are at least willing to have a conversation about alternative purchase structures. We need to address the specific home seller of the property that you are interested in. Consideration should also be given to your cash position and your reserves. We don't want you to get into a position that you can't maintain.
