Did Flyboy make his move? There seems to be a lot of activity here.

Well, if anyone else is shopping in his price range, with schools, a pool, and great commutes I'd recommend Nolensville in Williamson Co. zoned for Ravenwood schools. Some neighborhoods to try would be Bent Creek, Silver Stream and Stonebrook. Since Flyboy was planning a move for at least 10 years, then I think it's okay to go in a new construction neighborhood. I'd be more cautious if the move were for a short period of time. Ask around these days and a lot of people are stuck in their brand new homes right now.

I'm not knocking new construction. I had my home built, but did so knowing how long I would keep the home.

you might also want to check out the Clarksville/Montgomery County area, as well as Cheatham County/Pleasant View. Home values just about beat all other areas - usually in the $80-$90/sf range on new construction. Exit 19 and 11 are a little more rural and quiet, but close to shopping, groceries, mall, etc. Another alternative location would be Springfield/Robertson County.

Spring Hill is a fast growing town. There are many commerical and residential developments in this town. This is a great place to get a home with appreciation. It is about 30 minutes to the airport and is located South of Nashville. You can get a new all brick home with 2,470 sq ft with a club house and pool located walking distance from a new YMCA for only $225,700.

Rutherford County may be good for the price range you want. There is a great deal of development and commercial and residential building in the Cason Lane area of Murfreesboro and Smyrna and Lavergne may have some opportunities.

I live in Willoughby Station in Mount Juliet. It's a family oriented subdivision with pools, playgrounds, tennis and basketball courts. Our house has appreciated roughly $55k over the last 6 yrs. You've seen the area so you know what it's like. There's several homes for sale in the subdivision if you'd like to get feel for it. Don't get the wrong idea by seeing the houses for sale. Most people are either relocating for jobs, building new houses, etc.

I would say that Mt.Juliet is going to be the best values for what your looking for...I would look in the Providence community. Great area for a family.

I would agree that Rutherford County (Smyrna, La Vergne & Murfreesboro) is a great place to start looking. We have a good relationship with Tennessee's largest builder, and we have toured many subdivisions they offer.

I have pictures of the subdivisions and the home quality is supurb! Feel free to post another question on this forum if you'd like to see the pictures and the area's or recommendation.

As far as areas of rapid appreciation, I think over your 10 year time horizon, you will do well in Rutherford County (and really all of Nashville Metro; Mt. Juliet, Franklin, Brentwood, Antioch/Cainridge...). Right now, home sales have slowed. You can look at http://www.housingtracker.net to see current listings and their trends over the last few years.

There are several options for you in the area. Given your desire to focus on good schools I think that your best bet is to venture to Wilson County where homes are more affordable or to the Nolensiville area of Williamson (Winterset Woods). Williamson may have the best reputation but Wilson schools rank strongly as well. The painful reality is that most Davidson County schools are very weak academically although the magnet schools do offer some encouragement. Crieve Hall, check out the website http://crieve-hall-admin.com and see how great our neighborhood is. Mostly older homes that have been or need updating, but Aberdeen Woods subdivision is in this area with newer homes, community pool. :)

You will certainly find the best value in Rutherford County (Murfreesboro, Smyrna, LaVergne). Finding homes in Williamson County (Franklin, Brentwood, et. Al.) in the $200-$250K price point may be challenging. In Murfreesboro, Garrison Cove was my home a few years ago; however, the prices there have escalated about that point. I would take a serious look at Indian Hills. While Murfreesboro pushes the 30 minute airport time, Indian Hills is easily accessible to I-24 and will put you right at 30 minutes. Rutherford County schools have a strong reputation for quality.

Recent studies show that college towns (like Murfreesboro) are seeing interesting potential for appreciation thanks to the correlation between active lifestyles for retiring baby boomers.
