Relocating to Atlanta for work. Looking for suburban, family friendly area outside of the perimeter with easy access to 85.

Something around ~250k (willing to pay more for something we like) 4 Bed 3 Bath, 2500 sqft . My wife and I have been looking in Suwanee but it seems like our options are limited to short sales and we are looking to close in a timely fashion. If anyone has any suggestions on areas to look with high stability (not a lot of new construction), great schools, highway access, and low crime rate, we would really appreciate it.

The Windward neighborhood is a fabulous place for a family to live. No new construction, great schools and right off GA 400 Exit 11 Windward Parkway. I know of an agent that can show you around. Call me for details Jean 678-742-3689

Zeke, try the Morningview area in Suwanee and then the Hamilton Mill area in Buford. Both have what your looking for with available homes that are not short sales. Good luck!!

Hey Zeke-

If you're looking at the north side, check out Buford. I grew up there and its a great city, great schools, and many well-established neighborhoods. You're about 25 minutes from the perimeter via 985 and you'll find less of the sprawl and congestion consistant with the suburbs to the South. Additionally, you'll be close to Lake Lanier, an hour from the North Georgia mountains, and close enough to enjoy the city whenever you like.

Let me know if I can suggest some neighborhoods in the area. I can think of a few listings off the top of my head that would satisfy your needs.

One of the sought after areas in Gwinnett County is Suwanee. It has good schools and very nice planned communities and homes. In addition, the area has added great shops, restaurants and tasteful things that a family as well as Mom & Dad will enjoy. Lake Lanier, a huge lake and beautifal recreation area is just 25 to 30 minutes to the North. You are in between two Malls with Georgia Mall being just 15 minutes away. Interstatr 85 is 10 minutes from Suwanee. Just acroos the highway and depending on how much you wish to spend is an upscale community on Sugarloaf. The Gwinnett Braves are 20 minutes across I-85 (Triple A Baseball and Gwinnet has an areana for rock shows, concerts and other forms of family intertainment available. You are about 25 miles North of the City of Atlanta and cost are much more reasonable. You might save 25 to 33% rather than going down to the I-285 perimeter (North end of 72 mile circle around Atlanta. Dunwoody is popular , 25 minutes closer in but more expensive.

Between I-85 and 400, consider Johns Creek, Suwanee, and Alpharetta. I personally would stay west of 85.

I recently worked with a buyer from the Orlando area with similar requests.
Peachtree Corners, Norcross area is a unique community with easy access to 85 and 285.
Award winning schools with stable active communities. Families can walk to school, shopping and restaurants.
I am familiar with many of the homes currently on the market in Peachtree Corners that are not short sales and would be able to close quickly.

Zeke - where will you be working? Metro Atlanta commuting is atrocious and if you like being behind the windshield then plenty of cities and towns will meet your basic needs...Bethlehem? Hoschton? How about Union City or Palmetto?

Dunwoody, Tucker, Lilburn, and a few other pockets of suburban bliss in the $250-300's are much closer in to the A than Suwannee, although Suwannee is an award-winning, remarkable town, with a lot of positives for suburban families.

If I had your criteria then I would still strive for a less than 30 minute commute, and then decide what neighborhoods work...good luck and please call a Trulia Voice that knows your submarket when you are ready!

When you are ready for a pre-approval call me at 404-579-9802. We are the largest non-bank lender
in the southeast. What does that mean? Well it means this is all we do which are home loans. No checking accounts, etc. Plus I am a licensed Mortgage Professional by the Federal Gov't and the State of Georgia. With that said we can have you approved and cleared to close in 8 days. Yes that is correct. IF you go with the Big Boys then you will most likely be talking to someone that is not licensed OR someone that
has just been promoted from the Teller Line AND can take up to 60 days to get cleared to close with higher rates to boot.
