I chose to go with a realtor based on verbal agreement that if I use him (his company, he did all applications and etc. but different name is under the papers, but I worked only with him) also as a mortgage broker at closing he will credit me 50% of his realtor’s commission. May be you already now the end he did not honor our agreement and now is not about $ it’s personal. How can I at least save other home buyers from same trap?
Dear Peter i wish this is the first time that I heard this but it isn't. I get approach by buyers like yourself all of time and first of all all rebates must be disclosed in writing to all parties and it must be on the HUD 1 or you can be fined or the realtor can lose their license.
You can go to this realtor's broker/owner/manager and if that doesn't rpoduce the results you want then there is the Northshore-Barrington board on Skokie Blvd in Northbrook they can be reached at 847-480-7177 ask for a real estate complaint for either a money issue or for an ethics complaint or both.

If rebates are legal in your state, your real estate agent should have put the rebate in writing; disclosed it to all parties involved, and it should have appeared on your HUD1. That he got involved with your mortgage,as well, is very alarming (although that is permitted, but not advised). You need a lawyer at this point- get a good one. The advice below is also important- contact your department of state and report him asap, as well as your local board of Realtors (if he is a member). Good luck.

What area is he from?
If this was the case then you were flat out lied to. First of all, we, as Realtors, are not allowed to give any kick backs, what so ever. Second, he lied and you didn't get anything in writing.
Now did he work as your Realtor and your loan officer?
I would also contact his Broker/Owner at the Real Estate company and his mortgage office and explain your situation with his owner. Then you can file a complaint through his local board. I can tell you that complaints from the public are taken very serious.
If you tell me his area, I can get you his board office information.
If I'm understanding you correctly, you arranged for a kickback. Fortunately, this was a verbal agreement so can not be proven in a court of law. Fines for this violation START at $10,000. + imprisonment (federal). The law applies to everyone, not just realtors.
Contact your local Association of Realtors, and ask their advice. I am not certain what state you are in, but In Missouri, what he has done is not only unethical, it likely is also illegal. Those of us who adhere to a Code Of Ethics would like to see agents like this removed from the business.
