RE Taxes in Garden City?

In my mind, property taxes in Garden City are more reasonable than in some of the surrounding communities with similar appeal and school district ranking. They have a much broader commercial tax base, which helps to keep their taxes slightly lower. For example, I am doing a refinance that is closing tomorrow for someone in Garden City who's home value is similar to my own. Their school tax for the 1st half of the 2010-2011 school year is around $4,000, whereas mine is around $5,500. Seeing as this is public information that can be obtained from the Nassau County website, anyone can get the information.
The big difference when looking on the public site for taxes is that the Garden City Village tax is not listed. Their village tax is a much higher proportion of their non-school property tax bill, as they have their own police force, so their town tax is much lower.

The taxes in Garden City are, in general, higher than some areas of Nassau County and lower than others. Taxes are based on the school district, square footage of the house, number of bathrooms, square footage of the lot, patio or deck attached to the house, etc. - much the same as in Florida. \

I think you are referring to the school taxes of Garden City. The Garden City School District is an excellent one and those school taxes reflect the money that is spent per student including money spent on the teachers salaries, curriculum & student programs, after school activities, advanced learning programs, etc. If you would like me to send you listings of several homes in the Garden City School District which will include the taxes, please let me know and I'll get those out to you.
