RE: Miami Beach real estate taxes. Do property tax assessments equal 2% of sales price? If so, will 2011 taxes will be based on 2010 sales price?

Taxes are based on the assessed value- this is the value that the Miami-Dade County Property Appraiser says its worth.

The estimated tax is 1.75% of said assessed value. Indeed the recent sales of similar nearby properties.

Hi Mickey,
Actually the taxes are based on approx. 2% of the assessed value which can be either higher or lower than what you pay depending on if you paid market value.
