The house we're considering had the fridge, extra fridge, washer, and dryer removed from the house and then the agent listed it on his listing. In their most recent price drop ($14k) they removed everything but the "icemaker" (strangely enough) from the listing. Our agent said they now no longer have to provide the appliances (which I think is a little sketchy and petty on their part.) She did say that she thinks they may be required to provide a fridge at least-- that a "complete kitchen" is required, either by lenders or by the law?? Is that true in PG County in Maryland? Does anyone know? It may affect our bargaining down the road..

Refrigerators are not required in Prince Georges or Maryland. Remember an MLS listing is an offer to sale, it is not a contract. If you want something in the home put it in the contract. Just like a seller offers a sale price and certain items in the listing offer, unless you are prepared to offer full price with no closing assistance and no contingencies (who would do that in this market?) everything is negotiable and should be in writing. If you want the appliances put it in your offer or offer less because it doesn't have them.

Please check with either the broker or a real estate attorney -- If the appliances are listed on the MLS and that is what your agent printed out when she showed you the house..then it is my understanding that the seller is obligated to put these items in the house. If your agent is not able to answer this then move up the chain to the broker.
We had a similar situation where the garage door opener was removed. I pointed this out to the agent and he said if it is written up in the listing contract then it has to be part of the house when you purchase it.

You can always look for a house that offers everything you are looking for. In a market like the one we are experiencing, I'm pretty sure you will find a property with all the appliances you need.
Keep looking don't settle for something you don't feel completely happy with...
