What is the price/sq ft that is a good buy in the Terrazo subdivision of Lennar? What are their current promotions. How does it compare in quality with other builders in West Cary area? We are seriously considering on putting an offer there. Any pros/cons to look for?

With all the information you are getting, and finding in Wake County tax records, please remember the first 11 homes in Terrazo were sold (including some I brokered) at real 'low' prices because of the economic and housing environment back then -end of 2008. Use those numbers with caution!

Based on the information you have provided, I can tell you the comparable properties within 100 sq ft of 3,300 sq ft. have sold for an average of $115 per sq ft. I would love the opportunity to act as your agent, which is no cost to you and help you negotiate with the builder on your behalf. Keep in mind the person on site is representing the builder and not you. I work with builders everyday and the home is not going to cost more idf you use an agent in fact we can usually negotiate a better all around deal for you.

I am looking at a inventory home. It is a little over 3300 sq ft in the Terrazo neighborhood. Lot is a little over .25 acre.
Lennar has this "everything you want, everything you need" - no customization (good and bad). Losing freedom, but makes things simple. Not sure though how that reflects to the resell taste of people.
with the development and size, they have promotion of preferred rate or some k$ off the price.
what is a good price or what is a good $/sq price for this?
A search on wake county site shows some sales in recent months, but they are asking a few $ more per sq/ft.

You need to provide additional information on what model/plan you're looking at. Are you looking at presales or the current inventory? Often there are incentives tide to using the builders lender and attorney.
It would behoove you to have an agent represent your interests as the builder has there own representation.

I would be happy to give you the average price per sq ft in the StoneWater neighborhood, however you will need to give me an idea of the home you are considering putting an offer in on, as the sq ft price is very relative to the total sq ft ie: larger sq ft homes in the same neighborhood typically sell for less per sq ft and the smaller ones for more per sq ft.

You need a buyer's agent. You will get these questions answered by someone who is loyal to you with an obligation to promote your best interest. You can get some good information here from people who have no loyalty to you, but it is not nearly as good as having someone represent you personally. If you buy from the builder, you will not save any money by failing to have a buyer's agent. You might think you can use the onsite agent to take care of you. That is about the same as using the other parties lawyer if you have to go to court. Onsite agents are good, decent, hard working people. But, they represent the builder.

Lennar's quailty is decent. Watch out for the cost of the options and upgrades. The price per square foot is interesting, but it is not the way to compare homes. You do not compare diamonds only on weight, there is cut, clarity and quality. There is a lot more to a house than price per square foot.
