How does a home buyer identify a great agent? What are some key things he/she does?

A great buyer's agent knows the market and carefully matches the right homes with the buyer's needs. He/she may know of properties that aren't listed - "pocket listings". A great buyer's agent knows the ever changing laws and contracts, is a great negotiator, and a fierce advocate for their buyer. A great buyer's agent can help the buyer get pre-approved for their financing, and assist the buyer with inspectors, termite companies, appraisers, etc. to complete their due diligence. He/she will be with you before, during and after the close of the transaction to help guide you through the complex process of homebuying. A great buyers agent is patient and listens to the needs of the buyer. Once you know your clients criteria it is a good idea to preview the property to make sure you will not be wasting your clients time.
