Radon is a serious health hazard that is often found in homes with basements. While it is less likely in above ground properties I suppose it would be possible to have radon leak if there were a foundation crack or poor ventilation in the main level. Some buyers are just super cautious. There is little risk to your seller so when I get these requests we just say yes!

Hi Vitaly,

Radon naturally occurs in rock and soil.

Here are more details from the EPA: http://www.epa.gov/radon/pubs/citguide.html

If you are concerned about radon, you should test. It does not matter whether there is a basement in the house.

If you have more questions, please let me know.

Sincerely,

Most radon tests are less than $150.00. For the piece of mind it makes sense.

I absolutely would have a radon test performed. Radon occurs naturally in the earth and I have seen some very high test results in Maryland recently. It is well worth the money spent.
