I would like to purchase a home and put it in my kids names that are under 18. can I do that?

This is a legal question, but there is undoubtedly a way to arrange ownership of the property so your children are protected and that the property reverts to them when they reach legal age.

no. You need to establish something called a living trust. It is something that you should have a lawyer establish for you.

You could also call a title company, they may be able to give you a short answer.

Speak to a lawyer about that, they would be the ones to do it for you. You can't just add and subtract names on the loan though.
