Pros & Cons in Bronzeville neighborhood? 4000 block S. Michigan Ave.,1/2 block from green line. 3bd/2ba for
249,000 (approx 1600sf w/ parking included)? We are middle income (70k gross) first time buyers looking for an excellent value in an appreciating neighborhood that is near downtown and lake. We also like the history of Bronzeville and are excited about the changes taking place there.

I've worked in the Bronzeville market for the past six years. As everywhere in the city goes, the current downturn has yielded some really great values for buyers. Bronzeville is certainly no exception.
The changes in Bronzeville's residential landscape have been enormous. Some of the fastest growing condo development in the city has taken place there over the past five years. Commercial development is around the corner. The Cottage Grove corridor, b/t Oakwood and 47th streets, has bee a focus of local neighborhood planning groups, the Aldermen's office, and the TIF advisory counsel (see web link). Eventually, the vision for this area is a mixed use, commercial/residential mix. Proximity to the Loop and the Lake are excellent. 4000 Block of Michigan is at the north edge of Bronzeville and not far from adjacent South Loop and Gap neighborhoods. I would say at the price point, you should take a hard look at North Kenwood (East of Cottage Grove 3900-4700 South, South Shore, Woodlawn, etc.) These areas are tough to beat for $$$ per square foot and location. Hi Valerie - great history in Bronzeville - boasts many of Chicago's historic greystone mansions and buildings - while it has seen incredible growth, the current downturn in the market has brought a virtual halt in development in the area.
Pros - great value - great access to transportation and convenient to the Loop. Cons - lack of services - ie super markets, bars, restaurants and general conveniences. I believe it will take a while for the area to see resurgence in continued development as well as services to fill in. I hope that helps!
