Property value appreciation in the Rose Garden area of San Jose?
My husband and I have decided to buy a house to reap the benefits of the deteriorating housing market and we have found a home in the Rose Garden area of San Jose. We plan to sell it in 5-6yrs time. As its an REO , we think we are getting a good deal.But not very sure. So my questions to all the Real Estate experts out there are:
1] What should be a good competitive price for a 1200 SF, 2bed,1bath home in the area? This is an older home and a slight fixer upper. 2]Will the home value appreciate over the next 5yrs or do you see a decline? 3] Will the fact that its an older home deter potential buyers ? Thanks in advance!

Hello again. I remember Hedding Street very well. I would consider Hedding better than Park Avenue. I remember the houses there as I used to walk in that area a lot. I liked Hedding. Good luck again.

Ute, the home is on a busy st. Its on Hedding, btw Park and The Alameda. But we are willing to compromise on that, just cos otherwise the immediate area looks great and its a good price [or atleast we hope it is :-)] Fri May 9 2008, 12:24

I used to live near the Rose Garden area myself and my house more than doubled in value in only 6 years (I sold my house in 2001). There are lots of smaller homes in the Rose Garden area and I think you'd be alright with a 2/1 as long as you get it for a good price now. What is a good deal will depend on the location within the Rose Garden area. Some streets are obviously nicer than others and just because you are in the Rose Garden area, does not mean that the home is desirable. For instance, if you buy on a busy street like Park Avenue this will affect the value and desirability of the home. Thus, it's impossible to tell you what a competitive price would be for 1,200 sqft house in the Rose Garden. I know you'll probably not be able to find anything under $550,000 in a decent location. Your agent can tell you what other REOs have sold for in the Rose Garden area. Good luck.

I owned a home in the Rose Garden on Burrell Court - it was 75 years old at the time. That was not a deterent at all - actuallly it was a positive - as the buyer's in the Rose Garden value architecture and age.
That home had been a 2 bedroom, one bath. The previous owners added a master suite and the home became far more valuable. This may be something to consider for your home. Will the market go up in the next 5 years - my answer is absolutely - when more available financing comes back into the lending market - that will fuel prices - let alone population growth and lack of single family home construction. Raj, did your realtor give you some comparables to view? Generally a 2/1 is harder to sell, but to some, that doesn't matter. Will you be living in the property? It's really hard to say what the market will turn out to be like in a few years. Good luck.
