Well a lot depends on the value of the home. Is it in good condition, move in ready? Are there any updates? What kind of updates? Flooring? Age of the roof?

Just like with Appraisals, the value of the property is defined based on a few factors, first of which is the purpose of the valuation. If you are finding the value to refinance the home, transfer it in an estate, or purchase (or sell) the home, the value determined might be different.

As others have said, amenities, condition, location and other factors also can affect value.

In today's market, if you were to value the home to buy or sell the home, you would most likely be affected by another factor...there's no inventory so DEMAND would be a factor. The valuation I show is around $174,000 but without observing the home for condition and other factors, that is merely a guess. With a focused marketing approach, you might be able to realize 10-20% over actual market value.

So your answer could be $120,000 or it could be $200,000. It's not so easy to just value a property by looking at comparable sales. So if I might, could you please tell us the PURPOSE of your needing the property value?
