Property taxes in Needham

I was looking for some information about general property taxes in Needham. Does anyone know (roughly) what property taxes are like in Needham (including everything - property, school, etc). For example, a house assessed at around 900K, one would expect to pay in what range?

My colleagues are correct on the current tax rate in Needham. However, there are some extra fees in Needham associated with the schools. Busing carries a fee per child after a certain age, as does playing sports at the high school level. It's only a few hundred dollars, but I've heard new residents express surprise at these additional fees. Also, there are fees associated with using the town dump. Residents must buy an annual sticker to use the facility and then use special trash bags sold at various outlets around town. Again, something I find new residents weren't expecting. These items have been excluded from the tax rate for many years and were done so to alleviate the burden on the town budget. The "pay per throw" policy of using special trash bags is also an attempt to encourage people to recycle. Keep in mind, also, that your water and sewer fees are separate from your tax bill.

Sandy raises a good point about the trash issue. There is no public trash pick up in Needham. You can buy a sticker to access the transfer station and also the special trash bags (available many local places like Harvey's Hardware and local supermarkets). Alternatively, there are some private companies that offer trash pick up for a small fee.

Water & sewer is also excluded from your taxes. The nice thing though about Needham is that they allow a seperate outdoor meter for your sprinkler system which does not get a sewer charge. This can be big savings and if the house you buy doesn't have a seperate outdoor meter it might be wise to install one.

For fiscal year 2012 Needham's residential tax rate is $10.95 per $1000 of assessed value. There is no additional tax for school system. If you are looking in the Needham area I'd love to be of further assistance to you.

Take a look at the town's assessors website. Taxes will includes all town services inc schools.

According to the Town of Needham's website (http://www.needhamma.gov/index.aspx?NID=192) the 2012 residential property rate is $10.95 per $1,000 of assessed value. So, in your example you'd be paying $9,855 annually.
