Property near USF?

Somewhat unique circumstances, in that we live abroad, but spend summers in US. Thinking about buying something here that we could rent out from September to June, then reside in ourselves during summer months. Have family in Tampa area, so this is where search will start, but would consider other areas as well.

Are there decent townhouses near USF that could be rented to responsible students or university people nine months of year? Arrangements with property managers? Other suggestions?

Ideal would be something in the $150,000 range. Maybe 2-3 bedrooms and two or more baths?

Thanks for any suggestions you might have.

Kevin,

The inventory is there. But rentals in that area are some of the most difficult, and students are a hard lot to manage.

While finding the property will certainly be easy enough, finding the right tenant will not be so easy, and then once you have him/her/them, you are going to want to let them go every year in time for your visit......this reads like a recipe for fruit cake.

I would personally recomend that you find a duplex, and keep one half empty (available for you) year round allowing a more permanant tenant to assist paying the costs for you. It is a much harder search to find one in a reasonale area, but I believe this would solve your delima more adequately.

I hope this helps and if I can be of assistance, please don't hesitate to contact me.

Hi Kevin,

I actually know of a new construction development that you might be interested in. It is located in New Tampa just minutes from the university and convenient to I-75 and I-275. Prices start in the 130's and they have 2/2 and 3/2 units available to purchase now. Additionally, my company has in-house property management services available too that could assist with renting the unit. Please contact me if you would like for me to email you information on this community.

Kevin,

Yes, there are plenty of them. We can show you how to setup the rental, without having to pay 8-10% of the annual rent to a property manager for one property. Please give us a call so that we can discuss your options and areas, which is easier than putting it in this note.

Hi Kevin,
There are two townhouse units available in Tampa Palms just up Bruce B Downs in New Tampa, a very nice area. I also have a responsible engineering student, my son, who could rent part year. Please provide me your email and I will send you the property listings as well as others.
Thank you,
