All great answers. I have to add that I have utilized Pillar To Post (pillartopost.com) to find an inspector before I joined Keller Williams Realty. The inspector was very thorough. Most recently I have relied on HomeGuard as well. What I like about HomeGuard is their VIP Package. This all inclusive deal gives you the whole house, free roof, wood destroying pest, discounted natural hazard reports AND if you pay at the time of inspection it is cheaper. The reports are delivered in print and color Hi-Res digital (PDF) that you can look at in the Adobe Acrobat Reader that is free software. Debi will take care of you.

OR, try Tirso De Ubago of Castle Rock Home Inspections, email tirso@tirso.com is based in Walnut Creek, paticipates in the Concord and San Ramon Realtor marketing association and is tri-lingual. I haven't seen his reports but I know that he knows the area and in my training as a new agent, he was chosen to tell us about important 'what to look fors'.

Find a certified home inspector at http://www.CREIA.org. Then, ask some hard questions like "I know California does not license home inspectors and I verified your CREIA certification, may I see a sample report?" Other questions should be "The C.A.R. purchase agreement states I must use insured individuals, will you bring a certificate of E & O and general liabity insurance to the appointment?"
