Properties on upper Warburton Yonkers coops and condos. Worth and Sold,Rented for?
What a riverview apt, coop, condo is worth to buy on the new riverview club at 1155 warbrton and at 1085 warburton?
They are listing them in the coop between 250 and 435 and in the riverview for less square feet for over 550,000K what is wrong with this picture? both have pools, gyms parking etc and the condo parking is 18k each spot

Hi Lina, I did some research for you and there are currently two units that meet your criteria with river views in 1085 Warburton. The first one is 3 br 2 ba 1625 sq feet listed at $450,000 and the second is 2br 2 ba 1200 sq feet listed at $355,000. Now for the Riverview because they are gut renovated and condos you get less space for the money. The first is 2 br 2 ba 1077 sq feet (keep in mind they are including the balcony in the sq feet so it's really about 1,000. The second is 2 br 2 ba, same sq ft and listed at $544,190. I have shown both of these units and these reason there is a dramatic difference in price is the quality of materials and upgrades in the unit. You can pay more to get the upgrades in a less expensive unit. The views are awesome! so look at it as you have amazing views and a pretty much brand new unit. Honestly it really depends what it's worth to you, you're obviously going to get more for your money with a coop but also have to deal with the board review and approval process. I would have to look at all of the comparables to really help you make that decision. Keep in mind real estate is all about location. I'll check into the comparables and will get back to you this weekend.

Riverview converted? Interesting. Even more interesting that its considered a "luxury building". I rented in that building for 2 years right after graduating and while it served its purpose, nothing about it was luxurious. My "favorite" part was the laundry card for the room, which is better than coins, but the price of a load of laundry was like $1.18 and it was like $1.33 for the dryer, so you always ended up with some stupid amount of change on your card and lost them constantly. At least I did. The dry cleaner showing up in the building was nice but the parking spots go from being average to horrific depending on how close to the poles you end up being. Mine was horrific. The pool was nice I guess, so maybe that's a luxury. The gym is useless as all are in these types of buildings. They'll have like 3 treadmills and a universal weight set. 550k to live in yonkers... you could buy a decent house for that on the other side of central ave if you wanted yonkers taxes and schools.

Hi Lina, the Riverview are newly converted and gut renovated, it's considered a luxury building, hence the prices. As for the Greystone (1085 Warburton) alot of the 1 bedrooms start in the 200's and vary based on location in the building and view. Also The greystone is a coop building and the Riverview are condos which always coimmand a higher price.
