Potential problems with purchasing an Arrowhead Ranch home near the freeway?

I am considering purchasing a home in Arrowhead Ranch Phase II (near Union Hills & 79th). The house is in good shape, and the asking price is right, but I am concerned about resale value due to the older nature of Arrowhead Ranch. Also, this particular house is only a few houses away from the 101 freeway (separated by a noise wall). Is this likely to be a problem for resale in the future? I am planning on staying in the house for at least 5 years, possibly longer.

As the former owner/occupant of a few homes in the Arrowhead Ranch area and Hillcrest Ranch over the years, I feel the "defect" of being so close to the freeway will hurt the resale value and restrict number of potential buyers. First you have the noise: Sound travels further and "stronger" in denser substances, so during hot summer months when the hot air is less dense, the freeway won't sound as loud. But the noise will be much more noticeable when air is cooler (hence, denser), such as at night, after a monsoon, or during winter months. I once owned a home at Bell and 72nd Avenue and I could hear the freeway miles away much clearer/louder at night. You also have the detrimental effects of air pollution on you and your family's health. My personal rule of thumb is to live no closer than 1 mile from any freeway. There are newer-looking subdivisions immediately north of 101 Freeway (Sierra Verde, Patrick Ranch) and near the mal (Park Paseo, but yards are small). You might also consider buying closer to 59th Avenue because of its proximity to Midwestern University, pool of future renters and buyers.

Yes this will have an effect of the resale. Either the value of the actual property, and or getting it sold. Again due to the location of the freeway. If you really want to grab a hold of this, freeway properties tend to sit for ten times longer than a property that does not back to a freeway. I recently sold a Bank Owned home in Arrowhead Ranch that sold for 150 K that backed to the freeway in 197 days. The comparable model 3 streets over ( my property was in a better condition ) Sold for 237 K in 41 days. As a Real Estate professional I tend to advise my clients against buying a property even remotely near a freeway. Unless they plan to live there forever. Just fyi I live in Arrowhead Lakes, there is a house that butts the freeway that has been up for sale off and on for 5 years!!!!!!!

Hi Jeremy,

Yes, I think the location of residential real estate one of the most important aspects to consider. You know the key words in real estate are location, location, location. Being that this property is a few houses away from the noise wall is better than being adjacent to it. If you are concerned about it, don't you think that others may also be concerned with it when you want / need to sell it in the future.
Visit the property again at different times of the day and listen for the freeway noise. This will be the best method of guaging if the freeway noise is really a nuisance.

FIRST ANSWER

What is the address to the home?
I would like to zoom in on the satellite map and take a look at it.
Also is it on the north side or south side.

In addition visit the home you are considering purchasing and listen for freeway noise during busy and non busy times.

My office is at 83rd and Bell so I am not far away.
