VERY SIMPLE:
Buyers should know know how much money they really have saved for down payment and closing costs. They should be pre-approved for a mortgage so they know their affordable price range.

The ideal client needs to move, to buy or to sell, is realistic about pricing, and if a buyer, has the needed cash for their purchase.
