Please advise! ~ Turtle Brook Village in Canton

Hi - I'm a prospective first time homebuyer, and have been looking into this condo/townhouse at Turtle Brook on 530 Turnpike St., and not sure what to make of it. It's actually a really great place, but wanted to get people's opinions on this. Do you think this is a wise investment? Things to point is the apartment complex you must drive in to before getting to Turtle Brook - I believe there are some sections of Section 8 housing - something I would need to consider as far as resale goes, right? What is your take? Any feedback will be greatly appreciated.

I used to live in that apartment complex and it is terrible ! Many section 8 apartments, prostitution, drug dealers.
I moved because it was so dangerous. The Arboretum is not responsive to complaints.
I love Turtle Brook but would never want to raise my children near the Arboretum.

My perspective as the Onsite Realtor. New construction town homes are rare in our price range with commuter friendly location. Our location is more of an advantage to most because we are set back and insulated from heavy traffic, power lines, or rail lines combined with the advantage of 100+ acres of the conservation land surrounding the development. Turtle Brook Village luxury town homes are perfectly located to provide quick access to several major commuting routes (128, 24, 95, and 138) ,as well as, two commuter rail stations within aprox. 5 miles. One access entering or leaving Turtle Brook Village creates a safe environment because anyone entering either lives here or a guest of someone living here. Not to mention there will be NO through traffic speeding through our neighborhood to get to next neighborhood creating child freindly environment.

From my research Single Families Homes in this price range are no comparison because you have to factor in how much you will have to spend "out of your own pocket" to fix up the property to New Construction Quality (also how much time and money it will cost to maintain the property). Maintenance Free living is a great value because people work longer hours and have less time to maintain the home. Combined that with the fact town homes offer more square footage vs your typical one level condominium. To help give yourself a better understanding of overall value please research condominium fee's on other properties. Our condo fee is only aprox. $110/month. Find the difference between our condo fee and another property and ask yourself "How much that would be in a mortgage?". At Turtle Brook Village you can either save on your monthly payment or purchase a larger home. We are able to keep the fee's lower because we do not have large common hallways & common space (such as gyms and pools) to maintain. Also, town homes offer more privacy because you will not have a neighbor above or below you.

One thing as a buyer financing home should understand is the Bank Appraiser determines the value of the home you want to purchase and they own the property intil the loan is paid in full. There for during the purchase process the bank issues an appraisal to determine the value of the home. Good luck on your home search and please feel free to come in and visit us!

I'm a resident of Turtle Brook Village. During the time that I have lived there the only problem that I have had with the Arboretum apartment complex is the kids playing in the streets. It's a little annoying but isn't harmful to anyone. Turtle Brook Village is a great place to live. It's VERY quite and the neighbors that I've met are all very nice. The units themselves are beautiful and we couldn't ask for anything more.

Lindsey,
If you are concerned about the crime rate for the area, you can go to your local police station and see police reports. Are you looking to invest long term or short term. Long term, real estate has always been one of the best investments, no guarantees, but likelihood is high that you would realize appreciation over time.
I will look into this and see how many in the complex have sold and what the prices are.
