I believe you are mostly talking about the Bonde Ranch neighborhood, although the Old Town neighborhood is also near Mirador (just to the West of it actually). These are excellent neighborhoods. Great location and setting, attractive floor plans, and well kept homes. There can be some noise from traffic on Bernal, but it depends on the particular location of the home. You can also get some really nice views as you go up Bernal.

Here is information on Bonde Ranch

Both neighborhoods have Valley View Elementary and Pleasanton Middle Schools as their designated schools. Old Town is in the Amador Valley High School district, while Bonde Ranch falls within both the Foothill and Amador Valley High School boundary.

Here is a market update from September for Bonde Ranch

There are several neighborhoods that merge at that location. There is Bonde Ranch, Pleasanton Heights, Olde Towne, and Kottinger Ranch. You can click on each of these links at the bottom of this answer to learn all about each of them. To research the schools click the link at the bottom of this answer. This will show you a map of the school boundaries along with links to school ratings. If you are referring to Pamela Place that has been on the market for awhile then yes that is great home in Bonde Ranch. The home is a short sale but a great value for that location. The road has and always will affect the price. If the bank accepts that price you are getting a great deal. If you have not viewed the home I would be happy to show it to you, let me know!

I live in this area in Bonde Ranch/Shapell homes, great location, close to downtown, freeway, etc. Schools are excellent, not sure if elementary school is Hearst or Valley View Elementary but both are top notch. As for noise, I do hear it but it is minimal.

This is a very good area (but then again, there really aren't any bad areas in Pleasanton). As far as noise, it depends on which side of the street the home is on (homes backing up to Bernal have much more of a noise issue than homes on the other side of the street). Closest schools are Hearst Elementary and Pleasanton Middle School, both have very high test scores - you should verify enrollment availability by calling the school district.

Good luck!
