We are planning to buy SFH home (3bed, non HOA) in 95747 area.
specially interested in Foreclosed/Short Sales homes.

Great question... A couple of things to keep in mind, foreclosed and short sale homes are usually pretty good deals but with either they usually need a little work ie: paint, carpet etc... With short sales you will need to plan on waiting for the bank to give an approval sometimes 3 to 6 months. Other than that be sure to find out what the mello Roos taxes are to calculate your final payment .
As to agents, there are several great agents out there that can help you with your search.... I recommend interviewing at least a few agents to find one that will work well with you.

I live in the Diamond Creek part of northwest Roseville, have sold many homes in Roseville over the years and in the surrounding communities as well.

My pointer: The reason that you are interested in short sales and foreclosures is because your perception is that these are "below" market. In fact they are the majority of the market and the few houses that are not in distressed condition have to compete on price with the distressed properties. The point of my pointer is that I will show you all houses that meet your criteria for your family home, not just the distressed foreclosed fixers and short sales, but any house that is a really good deal for you.

I understand the perception to be specially interested in the short sales, it makes sense, at first. I will challenge you with a math question. " If a short sale house is listed for $250,000 and needs $10,000 worth of work, and the same model and square footage of an equivalent regular house is listed for $260,000 but needs no work, which one is the better deal?"

Don't answer yet.

The part of the question that I did not write yet is "When the bank finally approves the short sale with a counter offer, two months later, their answer is the short sale is approved at $260,000. with no repairs to be done... Now, which one was the better deal?"

That is a great area! Congratulations on the coming move. You are doing exactly what you should be doing. Get familiar with the schools, neighborhoods, and pricing. Narrow down what you want, and get familiar so that when that great value comes along you can act quickly!
