We found a townhouse that we like, good price, excellent location, it is an end unit. But it is next to a busy street. From the inside of the house you cant really hear the noise. There is one bedroom that you can kinda hear it. On the outside you can hear all the cars passing by. We want to buy and stay there for 3 years, then sell, would this be a risky investment? I dont' mind the cars but some people might? what do you think?

I can tell you, as an appraiser, you will definitely be at a disadvantage when you sell. External factors like noise, traffic, etc. cannot be corrected so you will be forced to sell at a discount.
When you think about it, maybe that is why you are getting a "perfect price" right now!

The first rule of real estate is location, location, location. I believe that is why you found this townhome at such a good price. I have seen other properties not sell because of heavy street noise because of the location. If you are buying it as an investment, please realize that it will be harder to sell when you are ready to move on. The best of luck to you.

You say perfect townhouse at a "perfect price." Likely the price is "perfect" because it is lower than the comps largely do in part to its location. So long as you realize that when you go to sell, you will likely net less than someone who is not on a busy street, I would say that it should not be a problem. Furthermore, townhomes are different than single family properties. Many are occupied by young professionals or empty nesters who no longer need to worry about children running around near the street and are not bothered by the noise. Therefore a townhouse next to abutting a busy road, at least for me, is not as big a turn off as a single family home.

It sounds to me like you are trying to convince yourself to buy the house. In my opinion, you will know the right house when you find it, and no convincing will be needed.

Personally, I would recommend my clients NOT to buy homes located on a busy street unless you are getting a steep discount compare to similar units in the same complex. Biggest reason? It will be difficult for resale purposes.

I would suggest looking at the selling trends in the neighborhood. That should tell you if the units have trouble selling or move fairly quickly. Also look at value.......have they improved over the years.....if so they will probably continue to do so.......hope that helps......
