Good schools a must private are ok if they are Christian Schools. We just got a job transfer last year to CA we love it but the cost of living is killling us and the small yards are not enough for us. We lived our whole lives in ILLINOIS. So we are ready for a warm weather change our girls love it. A friend of mine moved to a rural town Bowman they are a couple with no kids and do not know the area yet. We would like to be within driving distance so we can see them too. Any help you can provide would be great. We want a home to raise our family and retire in. Thank you so much for your help.

What’s not to love about Hilton Head Island! With an amazing dining scene, famous golf courses, miles of breathtaking coastline, captivating salt marshes and great shopping who wouldn’t want to own even a tiny slice of Hilton Head real estate? Living year round on the island may not be as far-fetched of an idea as you may think.
Just picture having easy access to all of the outdoor amenities that are found there; Miles and miles of bike paths take you to beaches, swimming pools, tennis courts as well as golf courses. Of course if you see yourself as a golf enthusiast you can attend the annual Verizon Heritage Classic and go home for dinner at night. Because life on the island sounds just too good to be true many people never even think about owning a house on Hilton Head Island. However, because the economy is having a rough couple of year’s buyers have been given a gift. Right now in real estate we have a buyers’ market, and Hilton Head is not exception, making this the best time to look at Hilton Head Island real estate.
Hilton Head Island is riddled with private gated communities such as Sea Pines, Hilton Head Plantation, Wexford, Forest Beach, Spanish Wells, and Indigo Run just to name a few. Each community has a little bit of a different feel to it, so when you are planning to look at real estate on the island, it would be a good idea to consider the personality of the neighborhood before purchasing a house in it. For example, some communities have everything that you could possible need shopping, dining and recreation within its gates, so there is never any reason to leave the community. This makes everyday living very simple especially for those who opt to get around without a car.
Right now it is a buyers’ market. Even condominiums, with low maintenance requirements, are offering some great deals. If you think you might be interested in Hilton Head, this economy may be doing you a favor.
So go ahead and take a look because the Hilton Head real estate market is priced lower than it has been in years, and I know because I have been an Islander for that whole time. For schools i would check out their state report cards all the school have them. But to be honest SC is VERY NEAR the bottom of the list nationally for good schools. not saying that there aren't good teachers but there aren't enough.
I am from the area and still have family there. My husband is military and we will be retiring there soon. It is beautiful but VERY HUMID if you don't like heat try the up state. Spartanburg is very nice.

Someone has probably already provided you with a great location, but just in case, here's my two cents worth.
The ideal place for your family would be Chapin, SC. I'm not a realtor (although I think I should be), I live in Chapin with my family. We're a very nice close knit community within 15-20 minutes of great shopping and entertainment. We have an ice skating rink, an award winning dance studio with a wonderful teacher, low cost of living and taxes, and we have GREAT public schools! There's also a private school right here in Chapin and Ben Lippen Christian School is on the way into Columbia. We also have Crooked Creek Park and Chapin Christian Gymnastics where you can get all the exercise you could ever want or need. I can't forget our wonderful churches and community organizations, they are the backbone of this community. Oh, did I mention Chapin is located right on Lake Murray!!

Sumter, SC is in the middle of the state having quick access to the beaches, mountains or lakes . Sumter is about 2 hours from the beaches, 2-3 hours from the mountains and Lake Marion is about 40 minutes away. Lake Marion has beautiful waterfront homes where you can enjoy swimming, boating or fishing. Shaw AFB is also located in Sumter so we are always welcoming new comers to the area. Conway, SC. Just 20 minutes to the oceanfront. Just far enough out of area for hurricane damage, but close enough to take the kids anytime you want for a few hours or day on the beach. 2 hours to your friend's in Bowman. I have a fabulous home for sale. It has a large front and back yard, two story brick home with two fireplaces, wood floors, 4 bedrooms and three full bathrooms. Conway is our county seat, but you get that small want to raise a family home town feeling here. There is a great Christian private school 5 minutes from home and a fantastic public elementary close by too. There are several gymnastics and dance places from Conway to Myrtle Beach. I have raised two teens here and am now starting over with one about to enter kindergarten. There are lots of families in our neighborhood and four of our surrounding homes have girls. It is an older, established one which many homes have been passed down or lived in for decades by the same families. I moved here 6 years ago and it has been very easy making friends here. Hey there - I am from Southern California too (Orange County), and I moved to the Southeast about 18 years ago. My wife and two young children and I live in Summerville, and it is WONDERFUL! We are about 30 minutes from the beach and 20 minutes from historic Charleston, but Summerville still has the kind of small-town feel and charm without the big city hassles. The schools in Summerville consistently rank among the very best in the state, and there is also a wonderful private school (K-12) in Summerville called Pinewood Preparatory School. The summers here are a lot more humid than in Southern California, but that is why they invented air conditioning! There is SO much to do here - I think your family will love it! My wife is from the northern part of South Carolina (Greenville/Spartanburg), and that is a wonderful area too. But those areas have more of a rural feel and fewer activities for the family without taking a 1-3 hour drive to a larger area. Charleston/Summerville offers all of the good things (shopping, restaurants, minor league sports teams, et cetera) that one gets in a metropolitan area without all of the drawbacks of a metropolis. We can't give you the ocean but we can give you a 110,000 acre fresh water lake centrally located in the lower part of South Carolina called Lake Marion. The Manning/Santee area is located off I-95, about 20 minutes to I-26 and approximately 60-70 miles from Columbia, Charleston, Myrtle Beach, and Florence, SC. We are a laid back community with ample golf courses, good public schools, as well as several private schools. We rarely have snow, our winters are mild, (my husband is from Napierville, Ill) but, we do experience all 4 seasons. The cost of living is relatively low here, permanent home owners get extra tax breaks on real estate, and once you turn 62, you may not have to pay any residential taxes at all! We are a close knit community where everyone calls you by name and you know your neighbors! As a realtor in Greenville, SC, I agree with the other realtor from Greenville that you are doing yourself a disservice if you do not consider this area. I have lived in this area for 20 years now and it is, by far, the best place I've ever lived out of 3 states. We do not have any drastic highs and lows in temperatures here.
We are about 800 ft. above sea level, but you can drive 30 minutes north and be at 2000 ft. above sea level (going toward Asheville).

All of the other people are on the mark with South Carolina. However, I feel as though my company could introduce you to a better fitting location in the Clover/Lake Wylie area. Allow me to list the reasons and then you can check out a couple of websites and look at the local information pages and decide for yourself.
First, the Clover area is growing, but yet still has that small town attitude. Everyone knows your name and everyone tries to watch out for the neighbors.
Second, because of your children, Clover School District is listed high on the national level (Top 10) and has been known for the Top 2 in the state. This year alone, our kids have a higher than the state average on the grade level testings.
Thrid, we are only minutes from the fast pace hussle and bussle of Charlotte North Carolina. Depending on where you purchase your home or land, depends on how long it takes to get to downtown Charlotte. It takes me about 30 minutes on a good day to get from downtown Clover to downtown Charlotte. Also, we have the ability of going four (4) hours to the beach or two (2) hours to the Smokey Mountains. And of course there is Lake Wylie, but its a lake and not the ocean.

It has all the opportunities you will want, coastal living, good public and private schools, reasonable cost of living, etc.
Most of South Carolina is too rural for most people, and there are other towns/cities here, but - to me - none compare to Charleston.
My son plays hockey at the Carolina Ice Palace, where they have an active figure skating program too.
There are many great communities to choose from - fitting any budget.
I've lived here for @ 10 years and seen snow three times. This is home for me - great place to bring up kids - work, play and retire too.

I was reared in the upstate and am partial to Spartanburg because of it's central location to EVERYTHING -- the beach, the mountains, and large cities (for shopping and attractions -- Charlotte and Atlanta) are a few hours via interstate. We have a growing economy and our market has been stable during the last year of the market decline. Having moved to South Carolina from Connecticut 6 years ago, I completely understand your concerns. I truly believe the best place in South Carolina is Pawleys Island. I note that you are looking for affordable, and Pawleys Island can be very expensive. However, there are some gems, just difficult to find.
I have three step children attending Waccamaw Elementary, Waccamaw Middle and Waccamaw High School. Waccamaw High School just earned the Palmetto Finest Aware (the highest award a school can earn in South Carolina). Pawleys Island also offers wonderful Christian schools.
I know of a home that is affordable, with many upgrades, private beach rights to Litchfield By the Sea beach, pool, clubhouse and extremely close to all schools. We have many gymnastics an dance facilities, however ice skating is a rare find. Although it was talked about recently through Georgetown Parks Commission.

You would be doing yourself a disservice if you did not investigate Greenville. Our public schools are above average (especially compared to the rest of the state), but we also have a tremendous amount of private schools, many of them Christian or some other religious affiliation (not surprisingly, since Greenville is frequently referred to as the "Buckle on the Bible Belt"). The cost of living in Greenville is still very affordable, but we are one of the areas in the state that is currently appreciating. A number of real estate resources rank Greenville as one of the current 10 hottest markets in the country. We are nowhere near the beach, but we do have the mountains and we actually have 4 seasons (our autumns are breathtaking in fact), something that the rest of the state cannot claim. We have a great economy with a high rate of job growth, most of them white collar jobs. Our park system is second to none (including a top notch ice skating facility), we have a thriving arts community, and these and many other factors make Greenville a great place to raise a family. To give you an example of my bias, I am from PA and my wife is from WV, but we have a 5 year old and a 4 year old and cannot imagine raising them anywhere else. I have had a number of out-of-state clients move here that had never even heard of Greenville, but after getting on the internet and investigating topics that generally define quality of life (schools, economy, jobs, cost of living, climate, park system/greenspaces, recreatonal facilities, the arts, etc.) they found Greenville to be an incredible place. While checking out areas check out Clover, SC here in York County. Our area is a great place to raise a family. We are about 140 miles north of Bowman SC just across the Sate line from Charlotte NC. downtown Clover is about 25 miles from downtown Charlotte and about 25-30 mins. from the airport.. Charlotte has all the amenities of a large city and Clover has all the amenities of a small town. Clover has a very good public school system. Our high school this year won the State 4A Division II football championship. The band and the chorus were chosen as best or no.1 in 4A as well. we have dancing and gymnastics. With the Charlotte area there is a lot to offer for young people and should have ice skating.. We have Lake Wylie along the state line. Bowman is a very rural area but within easy driving distance of Hilton Head Island, Bluffton, Charleston and Columbia - all have the amenities you are looking for. Ice Skating would be hard to find in Hilton Head or Bluffton but I know Charleston does have a facility there. Greenville is also a super area but a long way from Bowman.

I am a Realtor in Charleston, so naturally, Charleston is the place to be. We are about 1 hour from Bowman. There are great areas that are a little inland from Charleston that would be closer to Bowman, such as North Charleston and Summerville. I also see that you mentioned iceskating. In North Charleston, the Ice Palace is one of the only places in the area to ice skate. You have not metioned what line of work you will be in here, so I cannot address how Charleston may suit you for work, but we do have quite a vibrant and dynamic economy here. Charleston is continually voted one of the best places to live and one of the friendliest places.
