Landry, Home Buyer in Springfield, LA

Owner asking $377,000 for home. put on market in 2007. Home is 31 yrs old. Initial offer $285k. Insult offer?????

Home bought in 2003 for $415,000. In need of numerous and some expensive repairs. Has not been lived in and boat slip for our boat has to be dredged at a price of $45,000. No other buyers looking; owners have left furnishings, etc. (clothes in closets).Need some guidance.

In addition to all the great advice from the others , . If the property has been on the market that long and is still listed and in disrepair. It would seem that the seller would welcome any reasonable offer.

Yes, I agree with the others advice. You need to check comparables in the Albany, Springfield, and Maurepas areas and go from there. I saw a home in the Denham Springs area that had been sitting for a while go for $50K less. Made me wonder what their initial offer was.

What is your agent advising...in order to determine a value, review comps with your agent, recently sold similar properties in the immediate area, after reviewing the data make a determination as to a fair offer can be made--then go from there....

I think you need to have your agent study the Market and based on that make a reasonalble Offer if you dont and the seller either does not need the money or is not that motivated may get insulted and may not want to even negotiate at all with you. See what the Comparables are going for discount how much work itwould need to fix and make a reasonalble offer that will be a good deall but if you try to steal it ...it may not work.
