Owner Title Insurance - information sought

My lender mandates title insurance which protects my lender. State: NJ. I want to protect myself too, from title claims (if occurs). How to achieve this? Can you suggest any firms offering this service? If at closing I opt for both, does it reduce my total closing costs? What (if any) caveats I need to watch out for?

Please call Bill Sandow of Weichert Title. He is amazing and would be happy to answer your title questions. I can respond, but I find that if you're talking about title, it would be better to speak to someone who does nothing but title all day long.
