Overseas buyer keen on Charlotte property

I am an overseas buyer keen on Charlotte property. I'll be in Charlotte physically 27th Feb to 3rd March, I'm looking at picking up a property then. Budget USD200-300K. Keen on Dilworth, Myers Park easily rentable condos eg. Piedmont Row, open to single family homes and apartments as well

We welcome you to this lovely area of our country. The Charlotte region has continued to hold its value at a much healthier pace than many other areas affected by the housing crisis. We have been truly blessed by great weather and some savvy investors who continue to bolster our economy. We were recently gifted a federal grant for a streetcar project in Uptown Charlotte which should continue to increase the value of investments there, as well.

Charlotte is HOT for investors right now, there are many spectacular condo deals. What attracts you to Dilworth and Myers Park? I know a few other areas you could get double the investment.

With the short time you have available here, research will be key for you. You will want to make sure you consider all properties that are available to you, and especially note the bank owned, relocation, estate and other "distressed" properties that can currently be purchased below market value.

Hi Jane,
Are you planning on purchasing cash? Piedmont Row..is only cash deals right now- no financing, so you can get some great deals in there. How long do you plan to hold on to these properties before selling? I'd love to talk to you to get a better idea of your investment strategy.

I moved to the US about 10 years ago from Germany and have been in Charlotte for about 6 years now. Loving it! Between Washington and Atlanta it's the strongest city with sound growth and a great choice for investing. What is the best deal for you? Let's talk about your particular goals and the relative importance of each (e.g. are you buying strictly for cash-flow, is future upside important to you, cap rates, are there any time constraints like 1031 exchange). Sales packages should include profit statements, income and expense reports, current and historical occupancy rates and upside NOI potential. As far as property management companies go we have a variety of reliable referrals as well.

Jane, Great buying opportunity throughout Dilworth, Myers Park and South Park. Piedmont Row is a great complex with desirable layout and there currently are a couple of short sales, cash only transaction available. Another good opportunity is 1315 Easat Blvd in Dilworth.

I defanitely recommend that you get in contact with a Charlotte agent familiar with relocation buyers asap. That way the agent can start doing research for you now and be ready when you get to town.

I have worked with buyers from many different places relocating to Charlotte and I'm even working with another couple looking in the Myers Park area now.

Here in Charlotte, in almost all cases the buyer's agent is paid their commission by the seller so buyer representation does not cost you anything.
