Rochester have many low priced homes !
Make sure you get good management company if you are not going to be present all the time!
I would advise you NOT to contact Roger J Benton of Nothnagle Realty. He is evasive and very misleading to his clients, especially older people that may be easily swayed.
Unfortunately Nothnagle is a very prestigious company with a very bad apple. I'm sure you can find another agent to work with you.

IMO that probably won't fly. Repairs and renovations alone can easily surpass $5000. Furthermore rents are under pressure, causing increased vacancy time, and pricing pressure on rents.
