better to buy with pool , the cost has tripled in the last 10 yrs, with the value of houses being so low . You will be ahead if the pool is in great shape

I'm assuming it makes no difference in what state? Area for pool home buying for us is beverly hills FLORIDA.

There are certain renovation/improvements you can do to a property that will really improve your value...kitchens and baths, in particular. You might even get dollar for dollar increase in value. In the case of a pool, you are lucky to get fifty cents on the dollar. IHMO, let the previous owner loss the money on the investment...buy with a pool!

Depending on the type and size of the pool it could be anywhere from $20,000. up. Also would depend on which pool company installs the pool. Whereas if you purchase a home that already has a pool the cost would be built into the listing price and at this time home prices are somewhat down and very reasonable.

There's really no way to generalize a set amount or percentage. The answer depends on the condition and quality of the current pool. If you need to knock out or repair an existing pool, it can cost more than putting in a brand new pool.

Of course, if you're buying in Beverly Hills, the cost of a pool is really a rounding error in the home's price.
