FIRST ANSWER

If you're working with a real estate agent as your buyers agent (recommended) - then you might just ask them. If you went into this without using a broker AND you don't have an attorney - that's like going into a championship boxing match without any trainer or training. Since I don't know you, I'm hesitant to recommend anyone. Although I know a great attorney in Manhattan, I don't think it's wise to ask for a lawyer online when you're spending 1000's perhaps millions of dollars. It may have been wise to meet with an attorney FIRST before putting in offers to make a purchase (for future reference).
