Careful with the term modular, most are manufactured homes and the banks have more restrictions on them for financing. A true modular can receive financing just a like a frame built home. Did you know that if a manufactuured home (single, double, or triple wide) has ever been moved the banks won't finance it. What price range are you going to be in, lets see what on the market and then we'll pick a direction that makes the most sense for your family and your investment over the long haul. I saw a fram built house on nearly a acre today for $229,900!

FIRST ANSWER

Hello and thank you for the question!
Land has become relativly expensive in the immediate area of grand junction over the past two years. If you were concidering to build a Modular home just outside of G.J. you can probably get more for your money such as White Water, Loma, Mack, or even Delta County.
I have some 1 acre lots in Delta for sale that accept Modulars, it can be difficult to find a piece of land that will allow that type of construction. I have worked with most of the Modular home builders in the area IE Palm Harbor, Golden Villa.
First thing that you would want to do is find out what you can get for financing unless you are paying cash. Next it is wise to search for land that would work for your family needs and then finally select a builder.
I would like to help you further with this, please let me know your expected total budget to spend, Home/land/infrastructure and how much land you actually prefer to live on.
