The property is 905 square feet and sold in July of 2005 for 315,000. The new listing price is 385,000. The updates were Brazilian walnut floors, custom kitchen and new tile on floor and shower in the full bath.

Hopefully, your agent can do a thorough evaluation of the market and supply you with "comps" so that ou are confortable with the purchase. You are likely aware that "comps" are properties in proximity to yours that have the same age, features, style, etc. Your agent should also have access to market trend reports in addition to multiple listing data to help make the best decision.

In a very general sense, 2005 or 2006 prices are a good indicator of where prices in many areas should be now. But if the updates were done after that sold price then it could be a very fair price. But as everyone else here stated, there is just not enough information provided to make even a cursory evaluation.

The information provided does not scratch the surface for making an informed and intelligent decision. Our recommendation is to contact a local real estate professional and request that do a market analysis for you.

On the surface it appears to be an inflated price but to be definite additional infomation and research is required to take a solid position.
