New homes Jefferson and Sunny Road in St. James.

600K for a 2400 sq.ft house or 699 for around 300 sq.ft. Need an expert to tell me if these are priced correctly ? I don't see any new houses sold for comparabes except for the new development on 347. The houses have GAS hookups and the builder seems decent.

Hello,
That price is a touch high for 2400 SF in St. James. You should be able to get 2800 SF - 3000 SF for that price - try to negotiate him down a bit or get more SF. I am an Agent who lives on the next street from Sunny Rd. and know it very well.

Try working with a buyer's agent. They can run the numbers for you and give you expert advice and most are willing to take their whole commission from the seller so you pay nothing. Keep in mind that upgrades will raise the price, sometimes steeply with new construction. You could can make an appointment to go see the model home they have, there is also an consumer open house at the model home on Suday 08/18/13 from 12-3 pm. Going to the model home will allow you to judge the builders craftmenship and quality for yourself. Three of the homes in that development are currently under contract. They are all the $599K homes. The builder is the Campo Brothers. I have not had any personal experience with them but they have been around a long time and I have heard from my colleagues that they are reputable builders. Have you gone to see the models yet and are you working with an agent. I do know that the builders are realtor friendly. Please feel free to contact me. The best way you would know is by speaking with a Realtor who could check the comps for you, or by doing an appraisal. Can't always tell just by looking at some comps. There are adjustments for new constructions that tend to justify a higher value.
