New home (2250sf) has 4 bdrms. Extra 3 bdrms are 10' X 12', 10' X 13', 10'8" X 10'7". Is size ok for resale?

For the overall size of the home these bedrooms wouldn't really stand out as large or small in Champaign. They seem to fit the 'averages' of room sized for new construction.
If it is new construction, I would make sure they compare well to the neighboring homes. That is what you will be competing against for resale.

FIRST ANSWER

I don't know about your area but standards are as low as 70 sq ft for a bedroom. Some municipalities require a closet and if any are on a below grade level must have "natural egress". For a house with that square footage they are smallish bedrooms but acceptable.
