New community suggestions?

Asked by House Hunter, Fort Worth, TX Sat Dec 29, 2012

Looking for new community - built or close out (even pre-owned but built after 2008 for energy efficiency). Anywhere from Roanoke heading east to Frisco. North of 183 only. Good schools priority. Price cap $350 - any suggestions?

There are some great Communities in West McKinney. They are Frisco's Exemplary Schools and close to 121 highway, halfway between 75 and Tollway for easy commutes. The Reserves at Westridge, The Arbors at Willow Bay, plus 3 others close. Also, Griffin Park in West Frisco feeds into Wakeland High School which is amazing!

I would love the opportunity to make your search and move easier. I just moved to West Frisco myself, from North Dallas. I have lived all over the area from McKinney to Dallas, to Coppell and Arlington. You can email me some basics of what you are looking for at Renee@TotonDevelopment.com, or check out TotonSells.com

I am in the Plano, TX area and have noticed that there are at least 3 new builds that I have experienced recently. Are you interested in acreage? 2013 has so many great opportunities for the new builds in Plano and surrounding areas. If you are a 1st Time buyer, accept my invitation to attend the next 1st Time Home Buying Workshop for February. I sponsor monthly.

A buyer who knows is a better buyer.

Hi House Hunter-

WOW! What an area you are looking in. Frisco has 8 new subdivisions starting and 4 that are in finish out mode and builders are offering pretty good prices on their inventory homes.

I would highly recommend you use a real estate agent to help you negotiate with the builders because we are currently in a sellers market, including new construction, and many builders are no longer wheeling and dealing since homes are selling at a rapid pace in most areas.

If you are looking for good schools as well, Frisco is rated Exemplary, the entire school district, and this rating has never been achieved before in Texas. The Frisco ISD has a waiting list for teachers trying to get into the schools because of their prestigious rating.

My daughter started kindergarten in Frisco and graduated last year. I know first hand how great this school district is!

If you haven't signed with a real estate agent I would be happy to help you. Please visit my website to learn more about me as a REALTOR.

Hi House Hunter!
Yes everyone is correct, you do have a lot of choices. A couple more to consider which offer a great deal community wise are Lantana to the West and The Tribute to the North. They offer golf, the Tribute has two, nature trails, community involvement and so much more.

I'm happy to help if you need.

Can you tell me what you want in a house? Number of bedrooms? 2-3 car garage? One or two story? Flooring preference?

House Hunter,

You have a lot to choose from, from Frisco, Carrollton, Flower Mound, Coppell, Irving, Trophy Club, Plano, part of Allen etc. Every city will have at least 1 exemplary school but not all are exemplary. So if school is your priority I would suggest looking for homes in specific school.

You can check my website at http://www.dfwdreamhomes.net for a list of properties or you can call/email me and I will provide those listings plus school info.

Take care,

Hi House Hunter-

There a MANY new homes in your price range in the areas you have defined.

I can make it easy for you! Go to http://www.Ebby.com, in the search box to the left click Advanced Search. The box that opens will allow you to place filters on your search and narrow the list. Additional Property Details box will allow you to refine the search even more. The last blue box at the bottom is Search Filters. Here you can select new construction.

If you would like daily emails on new listings that hit the market I can help you with that. Simply email me your wish list on everything you wold like in your home and I will send you new listings each day as homes hit the market.

The North area, especially Frisco, will see a large surge of pre-owned homes hitting the market earlier than Spring. We will see this starting in January. We are still in a Sellers market which means inventory of homes are low and new construction is selling just as quick. You need the advantage of a REALTOR to help you!

I would be honored to assist you!
