I understand that it is very difficult to negotiate down a new home construction. However, are builders willing to negotiate on quick deliveries? Also, I have heard from somewhere that since these were homes that were built, but the buyer for one reason or another had to back out of the deal, so the builders kept the deposits, meaning they have more room for negotiation. Is it realistic to expect 10-15% discount on listed price?

I did obtain service of a buyer's agent, and has entered into negotiation for a particular townhome in Queen Anne's country. I just can't believe how the builder is coming down on us in this down economy! They won't budge even an inch from the listed price for their quick delivery! The argument made by the builder is that they are trying to "protect" the value of the properties for those who purchased it before us. *bleh* .
They list the quick delivery at (not a true price but as an example) $ 379,000 then in the fine print, it states, the list price already includes the $25,000 in incentive. What?? Just a month ago, we were moments away from closing on another quick delivery in Wicomico county, but had to drop out due to work issue, but on that deal, we were able to lower the purchase price from $ 249,000 to $ 220,000 plus another $ 10,000 in closing cost. So why is this builder not moving even an inch???
My buyer's agent has excellent reputation and has been working phone with them for days!
How is this possible in down market? I checked the trulia and prop value has falled 6% since last quarter. Is the builder being unreasonable or is it a simple delay tactic?
I am not sure who gave you your information, but it is not correct. Builders often have quite a bit of "padding" added into their prices. You must have your own representation, however, in order to do the most effective negotiating. I negotiated for some clients last year on a Richmond American home which was already priced well. I was able to save them over $40,000. Sometimes the savings comes in the form of options rather than monetary savings. It is difficult to put a dollar amount on the possible savings, but as I said get yourself a realtor who has had experience negotiating with builders. If I can be of assistance, please contact me. On new homes that have been built for someone else, a buyer should negotiate hard for not having the option of having a home exactly according to their tastes. My sister-in-law just did this and on a home that was already being discounted she got additional discounts. Builders do not like to hold inventory as it costs them money every month.
