Need to decide between a home in East of MacArthur and west of MacArthur in Irving

I have looked at 2 homes. One in Irving (Coppell ISD and west of McArthur) and other in Valley Ranch area.
(Carrolton Farmers ISD; East of McArthur). If I plan to rent this home in the next 2-3 years, which one rents out fast? Also how much rent does can I expect on these homes?

Coppell ISD is considered more popular and a stronger school district by many people. However, the Carrollton side now has several schools in the immediate area and we have clients that have been pretty happy with the Carrollton schools as well. I have sold homes in this area for almost 20 years now (Valley Ranch, Coppell) and it just depends on what your needs and wants are. It has been my experience that both sides tend to rent out fairly well. It has also been my experience that properties that rent for around $2000 (preferably a little less) do okay. There are a lot of expensive apartments in the area with garages so its not unusual to find people that are comfortable spending that much for rentals. Rental rates will be based on current market conditions and your agent (if you have one) should be able to provide info on current rentals in the area.

It's a great area ( I live in the area too) to own Real Estate and has been that way for a long time. The location is fabulous with access to 635, George Bush/161, and I-35.

FIRST ANSWER

All being equal, the preference of my customers has been to be in the Coppell School district. Pricing and times I'd think will be about equal on both sides of the road. Also I normally also use MacArthur as the dividing line for school district, but it is not universal. There are some homes in Coppell proper that are in CFB school district and also some in Valley Ranch on the west side that are in CFB district. If you plan to rent home in 2-3 years, I'd suggest purchase price is important. The majority of the calls I get for rent are normally in the $1100-1200 range. Sure people pay more, but when you start moving above that range we'll cut out a significant portion of the market or homes that make sense to purchase. I'd think it would be tough to find any homes that work financially at $1200 in VR in Coppell district, there will be many more in CFB.
