Can anyone advise me on sources for rental information for an investor in N. California? I can probably get info from a management company but would prefer unbiased info.

A good web site to check out is http://www.zilpy.com - it publishes rent data for a lot of markets.
For east bay markets (Richmond thru Oakland) I compile rent surveys which I make available to my clients. I publish the Berkeley survey on my blog at http://www.davidpaulkendall.com/blog/november_2008_berkeley_rents

The MLS and Craigslist will give your investor a good idea of the market rents.

Suzanne, I use Craigslist as the monitor for rental rates. It's the preferred advertising method for lots of private investors and shows lots of comparables.
