Need help Hi Iam seriously concidering to buy a house in jakson,MS. as investment property The problem is

that I live in Los Angeles and have no idea about the good or bad areas of Jakson.
IIf possible please name those places that I should consider.
With good area I mean low/no crime with decent people.

My second question is as the prices seem to be very low in Jakson ms how comepople are rentiong and not buying. would I face difficulties trying to rent out.

my third questions is
is MS is one of those real estate bubble states, how bad have the bubble hit the MS, what is the decrease in that state....


I would appreciate your help.

I know I am a little late answering your question and you may have moved on by now, but if you are still interested in buying an investment property in Jackson, MS than I may be able to help. The best advice I can give you before spending a dime on a home here is to invest in a plane ticket that brings you to Jackson. Do not buy a home site unseen, or at least in an area you have not visited. You are not going to get a straight answer from an agent regarding good or bad areas, because that breaks fair housing laws and we can be fined or loose our license answering that question.

Housing prices are lower here for many reasons, mainly supply and demand and the cost of living is lower in Jackson than in LA.

Keep in mind that, though a house in Jackson may seem cheap listed at $50000 when a comparable home in LA my cost $150000, it still may be overpriced. I have seen a lot of CA investors loose a lot of money buying homes while comparing apples to oranges.

I owned property in the Brandon area and had alot of problems with renters and management companies who claim to be good at their jobs. For 10 years i was not able to find one agency that was ethical . I got tired of the lies and sold my properties in Jackson and Brandon and bought property in Oxford MS. People have a hard time buying homes in Jackson right now because of foreclosures and so the rental market is great. The amount to purchase a home at retail is large, but wholesale deals are available. You can get a cash flow property for 50 cents on the dollar. Contact me if you are seriously considering this. There have been several areas that were hit hard with sub-prime loans which caused quite a few REOs which are great deals for buyers right now but you have to know the streets to stay away from. I have some great ideas for you as far as investment property in the Jackson, MS area. We are having our own share of difficulties here but perhaps not as bad as some other areas in the country. Jackson is a great place to live with lots of med students and law students in the area that are here to complete their educations. Rentals or small condos are what most of them are looking for. The Northeast area of Jackson is the area that they are most interested in as it is near their respective schools and the University Hospital. You would have no trouble renting your investment property as long as it looks good and is priced right.
