Need an expert foreclosure agent in Millbrae or Burlingame?

I'm interested to buy foreclosure home either in Millbrae or Burlingame area. Can you pls help refer me an expert foreclosure agent in those 2 areas?

Hi Byoung,

I am a REO (Real Estate Owned by Banks) listing agent for BofA, Chase, EMC, IAS-REO. Have been listing foreclosed homes since 2007. I have listed and sold numerous REO properties since.

I know the REO process (timeliness of tasks, meeting deadlines and work order/s, property managment, cash for keys, accuracy of suggested value from the Broker's Price Opinion to the ultimate sales price, overall days on the market) and how to deal with REO listing agents since I am a listing agent of foreclosed homes myself.

Youve received some reasonable responses. Now the call to action is to have a specialist like myself meet with you to define all of the variables. These decisions are personal and as such a public forum like this only touches on the surface of your actual requirements.

I've found that Buyers like yourself need to see inventory in order to understand the specific marketplace before they consider auction or foreclosure inventory. As stated most of the REO inventory is available for showing. So allow me to understand your needs, clarify and obtain approval for any financing and educate you on the merits of each approach.

If you are talking about buying at auction, you don't need an agent/broker and most won't do it because of liability. Additionally, if you use an agent on this type of purchase you will need to pay for their services yourself, need all cash for the purchase, be bidding against veteran investors, and face potential clouds on title.

If you are buying an REO - bank has already foreclosed - they are usually listed on the local MLS as pointed out below. Here's where I disagree with Bill. While you likely aren't going to steal a property, we have helped many clients buy foreclosures at much better prices than "regular" sales. I also disagree that you don't need an expert. While there are probably very few agents/brokers who only represent buyers on foreclosures, this process has a lot of complications and differences from regular sales that require someone with experience in this area.

The last one we did we uncovered a flaw in the title and got the company who bought the property to straighten it out at their expense prior to closing, saving our buyer a lot of money and a lot of aggravations. We have done a number of deals like this where only our expertise kept the deal in play and closed.

And we do work in Millbrae and Burlingame, but if you are only going to look at REO's you're going to seriously limit your opportunities to buy. If you let me know what you're trying to do I can let you know if I think our company's services are a good fit.

Whether your home is heading to foreclosure or you are interested in buying "distressed" property, regardless of what stage of foreclosure it is at, very few agents understand the process as well as I do.

Are you talking about buying a home at the Foreclosure Auction i.e. the point at which the foreclosure process ends and when eother the Bank or a 3rd party CASH ONLY buyer bids higher than the Bank. Or are you planning to buy a house which is already owned by the bank after completing a foreclosure (an REO property.
In the 1st case, unless you have enough CASH to bid you cannot buy this way. Even if you have the cash you will be competing with investors who know the multiple pit falls of buying in this manner. If your bid beats their's it is certain that they know something you don't about the property.
If you believe that buying an REO property is a smart way to "steal" a bargain then you are delusional.
The banks etc that own these properties sell them through the local Multiple Listing Service exactly the same way anyone else does. They hire a an Agent to list the property at a price that ensures they get full market value for it (NO BARGAINS), and in 99% of the cases they are sold AS-IS with no seller disclosures.
For these properties there are no Expert Foreclosure Agents. Any competent agent can handle such transactions as part normal practice.
If you are simply looking to buy a suitable property at the best price possible you would be better considering ALL houses for sale in your price range and preferred locations rather than restricting yourself to one category i.e. foreclosures in the mistaken assumption that you might "steal" a bargain.
