It seems that you might be under the impression that foreclosures and short sales represent a bargain relative to higher priced regular sales. Remember that there are many, many other buyers who think the same, so the competition will be much more intense relative to a regular sale. The transaction itself is also more complex and will take longer to execute with a lower chance of completion.

I think that you should be realistic and look for a reasonably priced regular sale instead.

If you go to this site http://www.bid select.com then select a search of agents in California..Don't worry if there are no properties you are interested in - the agents that are registered here should be well aquainted with the process of biding or making an offer on properties that have or will interest you.

For ease you can click on my web site and click on Properties and then HUD search site.
Don't worry there are more listings than just HUD listings. There may be no listings in your area but
there will be a list of knowledgeable Realtor in your area.
